How much of the rent does Universal Credit cover in Crawley?
Private rents in Crawley have continued to rise, while Local Housing Allowance remains below the average rent at every property size for which a direct comparison can be made.
The average private rent in Crawley reached £1,488 a month in August 2026, according to the latest Office for National Statistics figures.
That was up from £1,447 a year earlier — an increase of 2.8%.
But people receiving help with private rent through Universal Credit do not necessarily receive an amount equal to the rent being charged. For private tenants, the maximum housing-cost support is normally limited by Local Housing Allowance (LHA).

The official figures show that the maximum LHA rate is below the average Crawley rent at every property size for which a direct comparison is available.
For a one-bedroom property, the difference is £207 a month, or £2,484 over a year. For two bedrooms it is £285 a month; for three bedrooms £277; and for a property with four or more bedrooms the difference reaches £510 a month.
What does Local Housing Allowance mean?
Local Housing Allowance is used to determine the maximum housing-cost support for many private renters receiving Universal Credit or Housing Benefit. The rate depends on where the property is located and the number of bedrooms the rules say the household requires.
Crawley falls within the Crawley and Reigate Broad Rental Market Area. For 2026/27 its monthly LHA rates are £476.33 for shared accommodation, £860 for one bedroom, £1,100 for two bedrooms, £1,365 for three bedrooms and £1,750 for four bedrooms.
The Valuation Office Agency says the April 2026 rates are the same rates that came into force in April 2024. The agency also publishes more recent 30th-percentile rent figures, but those were excluded from the calculation of the 2026 rates under the legislation governing that year's LHA.
What about shared accommodation?
The shared-accommodation rate is particularly important for many younger single renters. A single person under 35 will normally be limited to this rate, subject to exemptions.
For Crawley and Reigate, the shared-accommodation LHA rate is £476.33 a month.
The ONS local rent data does not publish a directly comparable Crawley average for individual rooms, so Full Context has not calculated a shortfall for this category.
Where does the difference come from?
LHA is a limit on the housing-cost amount rather than a guarantee that a tenant's full rent will be covered. Where the rent is higher than the applicable LHA rate, the tenant has to meet the difference from another source.
That might include earnings, other household income, savings or money that would otherwise be available for other living costs. Some households may also be eligible for other support, while others will pay rents below the local average.
Universal Credit separately provides a standard allowance. In 2026/27 this is £338.58 a month for a single person under 25 and £424.90 for a single person aged 25 or over. Additional elements can apply depending on circumstances.
As a simple illustration, a single person aged 25 or over who was entitled to the one-bedroom LHA rate and paid the average Crawley one-bedroom rent would face a £207 monthly difference. If that entire difference came from the £424.90 standard allowance, £217.90 would remain before other living costs.
This does not describe every claimant. Actual rents, earnings, household circumstances, benefit entitlement and other support vary considerably. The comparison simply shows how the official local rent averages relate to the maximum LHA rates.

Data note: ONS warns that local housing estimates are based on fewer properties than national estimates, so short-term movements can be more variable. The rent figures cover new and existing private tenancies and are not the same as current advertised asking rents.
